If you are wanting to check out what home prices are in certain areas of town that may be considering purchasing a home in, an Open House is a great way to find out that information. Open Houses provide a great opportunity to preview homes without the trouble of setting up a private showing.

Most Open Houses are open on Sunday from 12-4. However there are some that may be open on Saturdays or even during the week (please check out our page on updated open house in the Louisville Area).

If you are working with an agent, please make sure that you let the other agent know when you walk in. Tell her the name of your agent.

The agent on duty is there to answer any questions you may have in regards to the home. They are not your agent. They are the Seller’s agent.

When visiting an open house, the Seller is aware that the home is open to the public. This is a perfect time to open the closets to check the space. Open the cabinets to see if they are a good fit for your needs. Check out the back yard to make sure it is big enough for your wish list.

If you decide that you like the house, call your agent immediately. You DO NOT want to have the agent on duty to write the offer for you. You will not get a better price. Remember that the agent working the open house is committed to the seller. A commission has already been agreed upon by the Sellers and their agent. This agent does not have your interest in mind. They have a fiduciary obligation to work in the best interest of the Seller’s. So, please call your agent if you are interested in the purchasing the home that is being held open.

Your own agent will get a much better deal, help you through negotiations of home repairs, and make sure you are protected during the process.
